# OF ACTIVE LISTINGS & # OF PENDING SALES 2020 VS 2019
Residential home sale's here in the Mat-Su Valley remain at unprecedented levels between Supply (Active Listings) and Demand (pending listings). Supply is super low with less than half the # of available homes compared to last year and demand is still through the roof (although starting to go down slowly) at about 30% more than last year. Mortgage interest rates have hit another record low just this week. This is certainly a factor in higher demand for homes' and at the same time really good for homebuyers in terms of affordability..and buyers are taking advantage.
New construction is going gangbuster's right now as the builders rush to get foundations in before Winter. Issues with rising material prices and long lead times don't seem to be slowing up sales in this sector. The number of sales right now compared to 2019 is pretty close but that will change as we close out the year. Average sales prices are up almost $20,000 from 2019. What to watch is a decline in the number of pending sales. Best wishes to all in these stressful & perilous times!
